The Design Build Difference
New building materials, systems and the technological revolution have enhanced the delivery of projects. Design-build is an integrated project delivery method that combines the design process and the construction process into a single contract.

The introductory phase follows our initial contact with the client. The proposed project and needs are discussed with the client. At this meeting, we discuss the scope of the project and review objectives. A rough budget figure for completion is introduced, and some schematics and ideas for design solutions may be sketched out.
Once we have design ideas and possibly some rough sketches, we take those items to our in house design team to transfer those ideas and skecthes to our AUTO CAD computers. From the drawings created from AUTO CAD we then contact the client again to meet again to review the preliminary drawings are reviewed, approved (or modified until approved) to start working on a cost estimate with a complete contract proposal.
Once the Contract Proposal is signed we move into the final phase in the process which is Construction or “Build” portion of the Design-Build process . A seamless motion in the process, this represents one of Design-Build's greatest advantages (many companies don't get involved until this stage). Because we have been working on a project since conception, we are intimately familiar with a client's individual priorities, budget and overall needs during the entire construction phase.
Design/Build means to design and build simultaneously, rather than to design, solicit bids, and then build. This process, which is quite different from other construction methods. Design/Build has gained popularity over other methods because it allows projects to be completed in less time and save costs along the way. We break it down into three distinct phases
Among the many advantages of design-build are: single source responsibility; total budget control; schedule efficiency; flexibility to react to immediate design and construction issues; and reduced overall project costs. The Holyfield design-build team will include the services of an architectural design team leader and in some instances will select specialty contractors in the fields of electrical, plumbing, HVAC and fire protection, who will in turn supply designs for their particular specialties. Combining these various services under a single contract greatly increases project efficiency and value through lower cost and faster project delivery.
